10 acres sounds nice to me. I always wanted to have about 10 - 20 acres.

I was looking at trying to purchase about 10 acres west of Austin about 15 years ago. At the time, it would have stretched my budget. I was hoping to build on the acreage, but I wouldn't have been able to afford much more than a shack - by the time I added well, septic, utilities, access, etc..
So, I passed on a few pretty decent options. None of the lots were just perfect, but nice. ..... I would have probably spent everything I owned and much more trying to make the "lot" the way I wanted it....
Now those areas of Austin are being highly developed. So, good and bad.
Good, that I didn't build my dream home where I would currently be surrounded by developement - there aren't enough trees in west Austin to offer any privacy even with 10 acres. The areas I was looking at had very nice rolling hills, but mostly scrub type brush.... you would need about 1000 acres for privacy.
Bad..... I could probably sell the lot for about 10 times more than what I could have purchased it for at the time! <img src="/ubbthreads/images/graemlins/ooo.gif" alt="" />
I still miss Austin, but now I keep dreaming about southern Colorado and similar. I am a little concerned that southern Colorado would be too cold for too long (????). Plus, it sounds like Colorado property costs are very high.
Houston is cheap for housing.
I love mountains. But, just as much as I love mountains.... and maybe more, I love day to day gorgeous weather. Sunshine, highs around 80 - 90, lows around 55 - 70 - warm during the day and cool at night (not cold), and MUCH lower humidity (and mosquitos) than Houston.
But, there are a few catches.
- I don't really care for desert type environment.
- I don't like overly cold winters or long winters. I don't mind a little snow. Maybe a couple of times a year. But, I have usually had enough cold weather after a couple of months.
- I still like "green" foliage.
New Mexico and Arizona are both mostly desert. Colorado seems potentially mostly cold weather.
