While Patty and I was TRYING to keep the water off the floor (when we opened up the wall we were able to put the Vac hose in the hole and get the water down below floor level).

Anyway we dumped I don't know how many vac full of water and he got back and started to hook up the sump pump and it was NOT an automatic shutoff! He was not happy and said he wasn't going to go back to town (about 15 miles away for the third time)!

I said I would go. I went and got another pump and when we got back it didn't work all that well. To shorten this some, we raised the downstairs garage door about 1/2 inch and the pump started working fine! Came on and shut off just the way it should and was keeping the water about a foot below floor level.

Oh happy day!

How old is the stepson?

In my last post I forgot to say we had the garden hose running out under the garage door and I guess it dropped just enough that the hose would only handle about half stream, IF that.

40. They just bought this house in July and it was only 3 years old. It is a NICE house! AT LEAST 4000 sq. ft. Counting the main level and the basement.

Is this his first house? Sounds like he could use some guidance.

Yeah it is. He's a fast learner and has done a lot. He was just so devastated that he couldn't think straight. The folks that had the house before told them that it never flooded.

He figured the water was coming up from behind the wall but just didn't think of opening it up at first. But when he did, he was all like Oh thank God.

Well, the weather HAS been crazy! I hope that he gets the problem fixed.

He has already fixed some electrical problems and installed some new lights, so I think he'll do pretty good.

I think that this sump pump will take care of the problem. He lives on top of a hill so this is (or should be) an isolated incident what with all the water we got in such a short time, piled on top of about 10 inches of snow melt. The ground WAS saturated!
