in this particular neighborhood...our agent sent us a list of all the houses that have sold in the past year......this one was on the lower end & priced to sell..so we comprimised and a made a offer that doesnt low-ball them & piss them off...but still a great deal for us...privided they accept <img src="/ubbthreads/images/graemlins/crossfingers.gif" alt="" />
