Yeah, it's our first house. I've sold a home before, but never bought one. The mortage process is an eye opener for sure.
The house is all brick, unlike a lot of what you see in florida (mobile homes). It was almost entirely renovated with pretty much everything new. It's enough square footage for us and the dog which is all we really want anyway.
The worst of it, the qualification part is really over with. Now it's just a matter of making sure the inspection process goes through. So hopefully within two months I'll be posting from a new cave.

Some tips from the school of First Time Homebuying..
-don't think of mortgage Payments as going to some fat greedy bank.. look at every payment as a forced savings account.. instead of giving rent to some slum lord.. you're buying more equity in Your house!
-Best purchase you will ever make. As sure as inflation & gasoline prices, your house WILL go up in Value! In the future it'll be like owning a gold mine.
-while signing loan docs.. Breathe! there's like a 100 pages! have a good pen.
-don't buy big things on credit card.. from now until your loan closes. Then go crazy!
-first week in the house.. utilities may take awhile to turn on.. so bring sleeping bags, pretend you're camping!
