You can always add to the collection once you have your house downpayment. Everyone needs to thin the herd every now and then, no matter what it is you collect.

Exactly. That is why it doesn't bother me. Just part of being responsible and I know we will both appreciate any savings on the old mortgage payment.

We had 10% and kept on adding, ended up putting almost 15% down, that's how we were able to keep the mortgage at 20 yrs.

How is the real estate market up there? Pretty much a buyers market here, anyone that has property for sale is desperate to sell, and will take anything even close to a resonable offer.

If I had the money to sit on properties right now, I would buy and hold till the market comes back. We have houses that were selling for 800k, lakefront homes, selling now for less than half of that.

Our major at the office bid 176k on an older lakefront house at an auction and won it, appraised at 425k. He was going to flip it but couldn't sell, so he's renting his old house and living on the lake now.

You could always move south LOL.

Only downside is the job market is tough here right now.
